1. Partijen en bron. De onderneming en bevoegde vertegenwoordiger uit de registratie verlenen APPSURGE een niet-exclusieve toestemming voor de opgegeven eigen website of woningfeed. De weergave op zoekhuur.be is wereldwijd toegankelijk en gericht op de markt van dit domein. Alleen huuradvertenties waarvoor de onderneming daadwerkelijk de benodigde rechten kan verlenen vallen hieronder. Er is geen eigendomsoverdracht.
2. Huidige en toekomstige advertenties. APPSURGE mag de huidige en toekomstige, openbare huuradvertenties binnen de opgegeven bron automatisch ophalen, opslaan, actualiseren en op zoekhuur.be tonen. Toegestane feiten: huurprijs, gemeente, postcode, woningtype, slaapkamers, oppervlakte, beschikbaarheid en de oorspronkelijke advertentielink. Een stabiel technisch advertentiekenmerk mag uitsluitend worden gebruikt voor synchronisatie en verwijdering. Deze toestemming omvat de daarvoor benodigde databankrechten, voor zover de onderneming die kan verlenen.
3. Afzonderlijke keuzes. Foto’s en volledige beschrijvingen mogen alleen worden gekopieerd en gepubliceerd als de bijbehorende, standaard uitgeschakelde keuze is aangevinkt. Dat omvat de voor de weergave noodzakelijke technische kopieën en formaatwijzigingen, geen overdracht van eigendom. De onderneming bevestigt bij elke gekozen optie dat zij ook de benodigde toestemming van fotografen, auteurs en andere rechthebbenden kan doorgeven. Zonder die rechten wordt de betreffende inhoud niet gebruikt.
4. Meldingen en prijsverloop. Alleen bij afzonderlijke keuze mogen de toegestane feiten en bronlinks worden opgenomen in zoekmeldingen per e-mail/browserpush. Prijsverloop wordt alleen bij afzonderlijke keuze maximaal 90 dagen bewaard en getoond. Deze keuzes geven geen toestemming om advertenties of contactgegevens voor andere reclame, verkoop van databestanden of AI-training te gebruiken.
5. Verdienmodel en kosten. Basiszoeken en het openen van de oorspronkelijke advertentie blijven gratis. Optionele hulpmiddelen voor huurders worden aangeboden als Premium, momenteel €9,95 per maand of €79 per jaar. De licentie staat dit commerciële gebruik toe binnen de gekozen rechten. Publicatie is gratis voor het kantoor tijdens deze pilot. Kosten of andere commerciële afspraken voor het kantoor vereisen een afzonderlijk akkoord. De overeengekomen licentievergoeding bedraagt €0 voor iedere gekozen exploitatievorm, onverminderd eventuele dwingende rechten op vergoeding. Er is geen globale afstand van morele rechten. Er is geen exclusiviteit, minimumaantal aanvragen of garantie op bereik.
6. Ophalen en actualiteit. APPSURGE gebruikt uitsluitend de opgegeven bron en methode, met niet meer synchronisaties dan gekozen. Beveiliging, inlogschermen en toegangsblokkades worden niet omzeild. Een akkoord van het kantoor geeft geen toegang tot de databank of website van een ander platform. Aanvullende beperkingen en de eventuele einddatum uit de registratie maken deel uit van dit akkoord en worden vóór activering beoordeeld. Is naleving niet mogelijk, dan wordt de bron niet geactiveerd.
7. Bronvermelding en privacy. Bij iedere advertentie verschijnen de kantoornaam en een directe bronlink. Woningzoekers kunnen via het eigen kanaal van het kantoor reageren. Privécontactgegevens van eigenaars, huurders en bewoners worden niet overgenomen. APPSURGE blijft verantwoordelijk voor zijn eigen privacyverplichtingen. Het kantoor kan correcties en verwijdering vragen via info@zoekhuur.be.
8. Looptijd en intrekking. De toestemming geldt maximaal twaalf maanden tot de verplichte einddatum; verlenging vraagt een nieuwe uitdrukkelijke aanvaarding. Zij begint bij deze aanvaarding, maar verzamelen en publiceren starten pas na controle door APPSURGE van identiteit, bevoegdheid, bronvoorwaarden en inhoudsrechten. Zij eindigt op de opgegeven einddatum of eerder door intrekking via de registratiepagina of info@zoekhuur.be. Intrekking via de website schakelt gekoppelde bronnen direct uit. Meldingen per e-mail worden zo spoedig mogelijk, uiterlijk binnen twee werkdagen verwerkt. Zodra een intrekking is verwerkt, stoppen het ophalen en de publieke weergave; de niet meer beschikbare inhoud wordt verwijderd. Onbeschikbare advertenties worden bij de eerstvolgende toegestane synchronisatie verwijderd en uiterlijk na 48 uur zonder nieuwe bevestiging verborgen. Bewijs van afspraken kan afgeschermd worden bewaard zolang dat noodzakelijk is voor de uitvoering of de onderbouwing van rechtsvorderingen.
9. Bewijs en toepasselijke regels. Het geverifieerde account, naam en functie, de gekozen rechten, bronafspraken, het tijdstip en deze exacte licentieversie worden vastgelegd in een downloadbaar bewijs. E-mailverificatie bewijst toegang tot de mailbox, niet automatisch bevoegdheid of auteursrecht. Een registratie activeert geen scraper en bevestigt geen juridische controle door een advocaat. Belgisch recht geldt voor de overeenkomst met APPSURGE; dwingende regels in het land van verwerking of publicatie blijven gelden.

L’affichage sur zoekhuur.be est accessible dans le monde entier et vise le marché de ce domaine. Seules les annonces de location pour lesquelles l’entreprise peut effectivement accorder les droits nécessaires sont couvertes. Aucun droit de propriété n’est transféré.
2. Annonces actuelles et futures. APPSURGE peut collecter automatiquement, stocker, actualiser et afficher sur zoekhuur.be les annonces publiques de location actuelles et futures de la source déclarée. Données autorisées : loyer, commune, code postal, type de bien, chambres, superficie, disponibilité et lien original. Un identifiant technique stable peut être utilisé uniquement pour la synchronisation et le retrait. Les droits sur la base de données nécessaires sont inclus dans la mesure où l’entreprise peut les accorder.
3. Choix distincts. Les photos et descriptions intégrales ne peuvent être copiées et publiées que si la case correspondante, décochée par défaut, est sélectionnée. Les copies techniques et changements de format nécessaires à l’affichage sont inclus, sans transfert de propriété. Pour chaque option, l’entreprise confirme pouvoir transmettre les autorisations nécessaires des photographes, auteurs et autres titulaires. Sans ces droits, le contenu concerné n’est pas utilisé.
4. Alertes et historique. Les faits autorisés et liens peuvent figurer dans les alertes e-mail/push uniquement après un choix distinct. L’historique des loyers est conservé et affiché pendant 90 jours maximum uniquement après un choix distinct. Ces choix n’autorisent ni autre publicité à partir des annonces ou coordonnées, ni vente de bases de données, ni entraînement de modèles IA.
5. Modèle et frais. La recherche de base et l’ouverture de l’annonce originale restent gratuites. Des outils Premium facultatifs pour les locataires sont proposés actuellement à 9,95 € par mois ou 79 € par an. La licence autorise cet usage commercial dans le périmètre choisi. La publication est gratuite pour l’agence pendant cette phase pilote. Tout frais ou autre accord commercial pour l’agence nécessite un accord distinct. La rémunération convenue est de 0 € pour chaque mode d’exploitation choisi, sans préjudice des droits impératifs à rémunération. Il n’y a aucune renonciation globale aux droits moraux. Aucune exclusivité, aucun minimum de demandes ni aucune audience ne sont garantis.
6. Collecte et actualité. APPSURGE utilise uniquement la source, la méthode et le nombre maximal de synchronisations déclarés. Aucune sécurité, connexion ou restriction d’accès n’est contournée. L’accord d’une agence ne donne pas accès à la base ou au site d’une autre plateforme. Les restrictions et la date de fin éventuelle font partie de l’accord et sont examinées avant activation. Si elles ne peuvent être respectées, la source reste inactive.
7. Attribution et vie privée. Le nom de l’agence et un lien direct accompagnent chaque annonce. Les intéressés contactent l’agence par son propre canal. Les coordonnées privées des propriétaires, locataires et occupants ne sont pas reprises. APPSURGE reste responsable de ses propres obligations de protection des données. Corrections et retraits peuvent être demandés à info@zoekhuur.be.
8. Durée et retrait. L’autorisation dure au maximum douze mois jusqu’à la date de fin obligatoire ; son renouvellement nécessite un nouvel accord explicite. Elle commence à l’acceptation, mais la collecte et la publication ne commencent qu’après vérification par APPSURGE de l’identité, de l’habilitation, des conditions de la source et des droits. Elle prend fin à la date indiquée ou plus tôt par retrait sur la page d’inscription ou à info@zoekhuur.be. Le retrait sur le site désactive immédiatement les sources liées. Les demandes par e-mail sont traitées dès que possible, sous deux jours ouvrables au plus tard. Après traitement, la collecte et l’affichage public cessent et le contenu indisponible est supprimé. Les annonces indisponibles sont retirées à la prochaine synchronisation autorisée et masquées après 48 heures sans nouvelle confirmation. Les preuves de l’accord peuvent être conservées de façon privée tant que nécessaire à son exécution ou à la défense de droits en justice.
9. Preuve et règles applicables. Le compte vérifié, le nom, la fonction, les droits choisis, les sources, l’horodatage et cette version exacte sont enregistrés dans une preuve téléchargeable. Vérifier l’e-mail prouve l’accès à la boîte, pas automatiquement l’habilitation ou le droit d’auteur. L’inscription n’active aucun collecteur et ne constitue pas une validation par un avocat. Le droit belge régit l’accord avec APPSURGE ; les règles impératives du pays de traitement ou de publication restent applicables.

1. Parties and source. The registered business and its authorised representative grant APPSURGE non-exclusive permission for their declared own website or feed. Display on zoekhuur.be is accessible worldwide and targets this domain’s market. Only rental listings for which the business can actually grant the necessary rights are covered. Ownership is not transferred.
2. Current and future listings. APPSURGE may automatically collect, store, update and display on zoekhuur.be the current and future public rental listings from the declared source. Permitted facts: rent, city, postal code, property type, bedrooms, area, availability and original listing link. A stable technical identifier may be used only for synchronisation and removal. Necessary database rights are included to the extent the business can grant them.
3. Separate choices. Photographs and full descriptions may be copied and published only when their separate, initially unchecked option is selected. Necessary technical copies and display format changes are included, without transferring ownership. For each option the business confirms it can pass on the required photographer, author and third-party permissions. Without those rights that content is not used.
4. Alerts and price history. Permitted facts and links may appear in email/browser push search alerts only with a separate choice. Rent history may be stored and shown for up to 90 days only with a separate choice. These choices do not authorise other advertising using the listings or contact details, sale of databases or AI model training.
5. Business model and cost. Basic search and opening original listing links remain free. Optional renter Premium tools currently cost €9.95 monthly or €79 yearly. The licence permits that commercial use within the selected rights. Agency publication is free during this pilot. Agency fees or other commercial arrangements need a separate agreement. The agreed licence fee is €0 for each selected form of exploitation, without prejudice to mandatory remuneration rights. There is no blanket waiver of moral rights. There is no exclusivity, guaranteed audience or minimum number of enquiries.
6. Collection and freshness. APPSURGE uses only the declared source, method and maximum synchronisation frequency. Security, logins and access blocks are not bypassed. Agency permission does not authorise access to another platform’s website or database. Additional restrictions and any end date form part of this agreement and are reviewed before activation. If they cannot be met the source remains inactive.
7. Attribution and privacy. Each listing includes the agency name and a direct source link. Interested renters contact the agency through its own channel. Private owner, tenant and occupant contact details are not copied. APPSURGE remains responsible for its own data protection duties. Corrections and removals can be requested at info@zoekhuur.be.
8. Term and withdrawal. Permission lasts no more than twelve months until the mandatory end date; renewal needs a new express acceptance. It starts on acceptance, but collection and publication begin only after APPSURGE reviews identity, authority, source terms and content rights. It ends on the stated date or earlier withdrawal on the registration page or at info@zoekhuur.be. Website withdrawal immediately disables linked sources. Email requests are processed as soon as possible and within two business days. Once processed, collection and public display stop and unavailable content is removed. Unavailable listings are removed at the next permitted synchronisation and hidden after 48 hours without reconfirmation. Evidence may be retained privately while necessary to perform the agreement or establish or defend legal claims.
9. Evidence and applicable rules. The verified account, name, role, selected rights, source conditions, time and this exact version are recorded in a downloadable receipt. Email verification proves mailbox access, not automatically authority or copyright. Registration activates no scraper and is not lawyer approval. Belgian law governs the agreement with APPSURGE; mandatory rules in the country of processing or publication still apply.
